Florida Homeowners Insurance in 2026: What Palm Beach County Buyers Should Know

If you're relocating to Florida, chances are someone has already warned you: "the insurance out there is unaffordable." It's the single most common objection I hear from buyers considering Jupiter, Palm Beach Gardens, Juno Beach, North Palm Beach, Tequesta, or Singer Island — and for a few years, it was a fair one. But the story has changed more than most people outside the state realize, and it's worth an honest look before you rule out a move — or a sale — based on outdated information.

The Market Has Genuinely Shifted

Following tort reforms passed in 2022 and 2023 — which eliminated one-way attorney fee provisions and curbed abuse of assignment-of-benefits (AOB) claims — roughly 17 new insurers have entered the Florida property market. For years, the state's insurance troubles were driven as much by litigation costs as by storm risk. Reducing that litigation exposure has made Florida a viable market again for carriers that had pulled back or refused to write new business here.

More carriers competing for business is, structurally, good news for homeowners. It doesn't undo Florida's weather exposure, but it does mean buyers today have more choices than they did in 2022 or 2023.

Citizens Is Shrinking — On Purpose

Citizens Property Insurance Corporation, the state-backed insurer of last resort, is one of the clearest signals of the shift. Citizens held about 1.42 million policies as of October 2023. By January 2026, that number had fallen to roughly 395,000 — a sign that private carriers are absorbing policies Citizens used to be the only option for.

Citizens has also cut rates by an average of 8.7% for the spring 2026 renewal cycle, with South Florida homeowners seeing some of the largest savings in the state. One practical note: these changes take effect at your policy's renewal, not mid-term, so timing matters if you're budgeting around a move or a sale.

Straight talk

Florida is still the most expensive state in the country for homeowners insurance, and coastal wind exposure plus scrutiny of older roofs remain real factors in South Florida. The improvement is real, but it's relative — not a return to national-average pricing.

What You're Actually Looking At in Palm Beach County

Statewide, the average homeowners policy with wind coverage runs around $3,815 a year. Coastal South Florida — including our service area — typically runs meaningfully higher, generally in the $5,830 to $7,290+ range depending on the home's age, roof, construction, and proximity to the water. Every property is different, and the only way to get a real number is a quote from a licensed agent on your specific home.

The trend is moving in buyers' favor, and pairing the right property — newer construction, updated roof, storm protection already in place — with today's more competitive carrier landscape can put coastal living within reach in a way it wasn't during the hardest years of the market.
