Most affordability tools stop at the loan payment. Here, property tax, homeowners insurance, HOA dues, and CDD assessments all count against your budget, because they count against it in real life. You choose how much of your income you want housing to take up, and the calculator works backward to a price.

Common questions

It uses two common debt-to-income limits. The first caps your total monthly housing payment at a share of your gross monthly income. The second caps your housing payment plus your other monthly debts. The calculator applies whichever limit is lower, then works backward to the highest home price whose full monthly payment fits under it.
No. This is an estimate, not a pre-approval. Lenders also look at your credit, employment history, cash reserves, and the loan program you choose, and their limits can be higher or lower than the ones used here. A lender can give you a real number.
In Florida they can add hundreds of dollars a month, and leaving them out makes the result look higher than it really is. Look up the property's tax rate at the Palm Beach County Property Appraiser (pbcpao.gov) — a new buyer's taxable value can reset higher after a sale — and get an actual insurance quote, since premiums vary by flood zone, roof age, and construction type.
HOA dues are paid to a homeowners association. A Community Development District (CDD) assessment is a separate charge in many newer Palm Beach County communities that pays for infrastructure like roads and amenities. Both count toward your monthly housing payment, and CDD is often not obvious in the listing price.
