After years of helping buyers and sellers, I've noticed the same handful of surprises tend to show up in the final stretch. The good news? Nearly every one of them can be spotted — and solved — weeks before you ever sit down at the closing table.

Why the Market Matters Right Now
According to August 2026 closed-sales data from MIAMI REALTORS® and BeachesMLS, Palm Beach County's single-family median price reached $650,000 (up 3.2% year over year), with just 3.5 months of inventory. In Jupiter, single-family inventory sits at 2.6 months, and homes are going under contract in about 49 days.

In tight single-family markets, buyers often feel pressure to waive contingencies or rush timelines to compete. In condo markets with more inventory, buyers have room to slow down and do full due diligence. Knowing which market you're in shapes how we protect you.
Fright #1: Financing Falls Apart Before Closing
A loan that looked solid at pre-approval can wobble in the final weeks — often because of something that seemed harmless at the time.
How to prevent it
- Get fully underwritten pre-approval, not just a pre-qualification
- Don't open new credit, finance furniture, or change jobs before closing
- Keep large deposits documented and avoid moving money between accounts
- Stay in close contact with your lender and respond to requests quickly
Fright #2: Inspection Surprises
Roof age, aging HVAC systems, and older plumbing can all surface during inspection — and in competitive markets, some buyers are tempted to skip the inspection altogether to win the home.
How to prevent it
- Keep your inspection period, even if you shorten it to stay competitive
- Ask for roof and four-point details early — they affect insurability too
- Sellers: consider a pre-listing inspection so there are no late surprises
- Budget for repairs or credits before emotions run high
Fright #3: Last-Minute Title Issues
Open permits, old liens, unresolved estate matters, or a missing signature from a prior owner can stall a closing at the eleventh hour.
How to prevent it
- Order title work early in the transaction
- Check for open or expired permits on renovations
- If the property is part of an estate, confirm who has authority to sell
- Choose an experienced title company and read the commitment carefully

- Share roof, wind mitigation, and four-point reports with your agent

For-sale-by-owner sales can work — but they're especially vulnerable to two issues: pricing that doesn't hold up to the appraisal, and disclosures that were missed or incomplete.

- Price using recent closed sales, not list prices or online estimates
- Understand what Florida sellers are expected to disclose, and put it in writing
- Buyers: ask for all disclosures and HOA/condo documents up front
- Consider a professional review of the contract before signing
