What Is Avenir?
Avenir is a 4,752-acre master-planned community in northern Palm Beach Gardens, located off Northlake Boulevard. To put that in context — that's roughly the size of four Walt Disney World parks. And more than half of it, over 2,400 acres, will never be developed. It's permanently protected as a nature preserve with walking trails, native wildlife, and restored Florida ecosystems.
The residential side is planned for approximately 3,900 homes across eight distinct sub-communities. Not all of those are built yet — Avenir is still actively growing, which matters for buyers considering timing.
Location-wise: about 35 minutes to Juno Beach or Jupiter Beach, roughly 20 minutes to Palm Beach International Airport, and easy access to both I-95 and the Florida Turnpike. You're close to The Gardens Mall, Downtown Palm Beach Gardens, excellent medical centers, and A-rated schools throughout the Palm Beach County district.

This is where most guides fall short. "Avenir" isn't one community — it's eight distinct neighborhoods with different builders, price points, design philosophies, and lifestyles. Here's the honest breakdown:
The Town Center — The Story Nobody Is Telling Loudly Enough
For a long time, the most common objection I heard about Avenir was: "It's beautiful — but what's actually there?" That question has a definitive answer now.
The Avenir Town Center is opening Summer 2026. Here's what's confirmed:
- Publix Super Market (49,000 sq ft) — Opening May 2026. One of the largest Publix locations in the region — right inside the community.
- Kitchen Restaurant — Contemporary American with steak, seafood, and handcrafted salads.
- Seppe Pizza Bar — House-made pasta, Mediterranean small plates, wine and cocktails.
- H&H Bagels — New York–style. A significant draw for Northeast relocators.
- Taki Kappo — An omakase concept. In Avenir. That's a statement.
- Walgreens, Venetian Nail Spa — Confirmed retail and services.
- Jupiter Medical micro-hospital — In development. Fire Station 6 already open.
All of it is accessible by golf cart. Dedicated paths connect every neighborhood to the Town Center — meaning residents can grab groceries, go to dinner, or pick up a prescription without getting in a car. That is genuinely rare in South Florida and a material quality-of-life driver.
The Market in 2026 — What You Actually Need to Know
The median sale price across Avenir over the past twelve months has been approximately $1.1 million. Inventory has opened up considerably — as of early 2026, there are over 130 active listings compared to roughly 40 in 2025. That means buyers have more selection than they've had in years.
That said, the best homesites — premium lakefront lots, move-in-ready homes with upgrades — still move quickly. And with the Town Center opening this summer, buyers who get in before the opening tend to benefit from the appreciation that follows when a community makes that transition from "beautiful but incomplete" to "fully functional."

Is Avenir Right for You?
I'm going to give you the honest version, because that's the only version worth giving.
Avenir may be a strong fit if you're relocating from the Northeast, Midwest, or California and want a planned, complete Florida lifestyle with new construction and real amenities. If you want space, nature, and safety without sacrificing convenience. If you're 55+ and want a quality active adult community within a broader master plan. Or if you're a serious golfer and Panther National is your price point.
Avenir may not be your match if a beach address is a hard requirement — you're 35 minutes from the coast, not oceanfront. If you prefer an older, established neighborhood with mature trees and decades of community history. Or if active construction phases would significantly affect your day-to-day quality of life.
